Pet owners pay £81 more per month to rent than the average renter in the UK

We've explored popular online room rental websites to reveal where in the UK renters are being priced out of the rental market, and where the demand for rental properties far outstrips supply.

This is what we've discovered:

52.7% of people's budgets are too low to afford the average rent in the UK with an average rental costing of £553 per month in England.
York is the pet-friendliest city in the UK for renters. For every 100 available rooms, 15.2 are open to renters with pets. That's a higher proportion than any other UK city.
Wakefield and Hull are the least pet-friendly cities in the UK with only 2.8 and 2.9 available rooms per 100.
However, in order to find a place, pet owners have to pay £81 more per month than the average renter in the UK.

Rental prices vs renters' budgets

Our analysis of online room rental ads in the UK revealed that people's average budget was actually slightly higher than the average price of rent (£559 vs. 549), however more than half (52.7%) of budgets were still too low to afford the average room rental.

In England, 52.7% of people's budgets are too low to afford the average rental with an average rent of £553 vs. an average budget of £562.

Average rental price per month and average single renter budget per month data was sourced from popular online room rental sites in the UK. Northern Ireland is excluded from our overall UK country breakdown because there wasn't a large enough sample of data for different cities. Average budget figures are an average of all single renter budgets as advertised on their online profiles. Outliers with large budgets can increase the overall average budget figures.

York, the friendliest city in the UK for pet owners

For every 100 available rooms to rent in York, 15.2 are open to renters with pets. That's a higher proportion than any other UK city.

How much more does it cost to rent with your pet?

We've discovered that in the UK pet owners have to pay £81 more per month to rent than the average renter. England has the most significant difference, where renters have to pay £106 more to rent with their pets.

Cats Protection welcomes latest stage of Renters Reform Bill

Cats Protection has welcomed the second reading of the Renters Reform Bill, which brings pet-friendly renting a step closer for millions of people.

The charity’s Head of Advocacy, Campaigns & Government Relations Madison Rogers said: “Cats Protection is delighted to see this important piece of legislation move a step forward. This bill has the potential to finally give tenants the right to request to own a pet, safe in the knowledge that their request cannot be unreasonably refused.

“This could effectively bring an end to the blanket ban on cats which we see in so many parts of the private rented sector, which last year led to an average of three cats a day being given up to Cats Protection. The charity would like to see comprehensive guidance set out to ensure fairness for both tenants and landlords.

“Our research shows there are one million households in the UK who would like to own a cat but can’t due to restrictive policies, so we will be pushing for this bill to progress swiftly so it can start to help owners, cats and welfare charities.”

Build to rent is leading the pet rental revolution

Research from build to rent specialists, Ascend Properties, has revealed which lifestyle features the build to rent market is currently catering for most to appeal to the modern-day resident, based on an analysis of current stock available on the market.

Pet rentals have been a hot topic in recent times and despite the government’s changes to the model tenancy agreement preventing a blanket ban, landlords are still able to decline an application with good reason.

However, the build to rent sector is leading the change in this respect, with 49% of all developments listed as pet friendly, the most prominent lifestyle feature of all those analysed.

The more traditional requirement of parking was the next most prominent feature with 41% of developments offering additional space for a car, with a concierge also ranking high (34%).

With much of the modern world focussed around online connectivity, and lockdown restrictions increasing this importance in recent times, free Wi-Fi was also a prominent offering across current build to rent developments (28%).

However, technology is no substitute for real-life interaction and with the build to rent focus also centred around creating a community, a residents lounge (25%), on-site gym (23%) and communal gardens (13%) also ranked fairly high.

The least widely available build to rent features currently include the ability to rent without a deposit (11%) and a roof terrace (7%).

Managing Director of Ascend Properties, Ged McPartlin, commented:

“The whole focus of the build to rent sector is centred around creating a long-term rental option that provides the same benefits as homeownership and more. The decision to bring a pet into your home is often a long-term commitment and so it’s great to see the sector is offering an abundance of homes that allow residents to own a pet. This further highlights the long-term, lifestyle focussed offering the sector can provide.

That’s not to say that some of the more traditional features aren’t also an integral part of our daily lives and by providing the old and the new with features such as parking, free Wi-Fi and more, the build to rent sector really does offer an option that addresses every need of the modern-day resident.”
